The Shark Tank meeting was excellent and the pitch your flip meetings are great as well.

Currently we have six conventional mortgage slots taken, so we are hoping to add a new property each year for the next four years and then our primary should be paid off giving us another slot.

What really attracts the sharks is when someone sings the praises of the program and it is blatantly obvious that they don't understand the basics of the business.

As they say on Shark Tank. " l'm out"

In general, I'd say bad areas are like a shark tank,  naive investors get eaten alive all the time, thinking they can just throw IMO stupid money and that's what makes a great tenant.   

So you want to setup 1 or 2 time slots and tell everyone who's responded to your ads to come to 1 or the other.Once you start taking applications make sure you run a complete background check.
