Thanks for the feedback, I certainly have been very fortunate to have the job that I have had and it has made a lot of this possible, its kind of like investing with a net, I was able to take a lot of the risks that I did because in the back of my mind I always knew that no matter what I had a stable income coming in that mitigated a lot of my risk. 

You can get an ugly ripple effect when you start chipping away at the pot of money that was supposed to sustain you. 

Or offer to flip contract to him for $10k so the net is less to him and you have no risk of him not closing.

A hard money lender here in California recently gave me a flier that specifically promoted their willingness to lend on pot, so apparently it's a thing!
