I bought a couple quads a few years ago at the tail end of the down-turn.

I opened the spreadsheet and cannot make heads or tails @JamesVermillion.

Think you can't make money in real estate unless you bend someone over and stick up their tail end?

Especially, if you are investing long term you'll make more money at the tail end.  

Sounds like you have got the tiger by the tail and been able to land some serioulsy good deals.

In today's market where I live, if I get notice of a tenant moving out, I will turn on the marketing for the unit a couple of weeks in advance of the move-out and I can usually dove-tail a new renter within 48 hours of the old renter moving out.

Would it be possible to just wholesale it with a lease option or just "whole-tail" it, meaning I'd put it under contract and just market it to a buyer looking to live there?

Do you all mostly wait until the tail end of winter for purchasing/reno so that it's ready for renting in spring/summer? 

I try to optimize for tax efficiency but am careful to never let the tax tail wag the investment dog.
