I don’t care about this property or presenting it as first class, go ahead and treat it like crud. 3) new appliances often include free/cheap delivery/installation/removal of the old one, things most used appliance shops charge for. 4) usually you’re lucky to get 20-30% off a new one.

Get their underwriting ASAP, make sure their comps are fact-based (e.g. not dependent on the appraisers mood), ensure their expenses are within the reasonable variance of recent transactions, and most importantly keep their delivery timeframes short.

For example my PM charges 7% as a base rate but with lease-up fees, annual/quarterly inspection fees, notice delivery/eviction fees, etc.all factored in, the effective rate is more like 12-15% in my experience.
