Another tenant, in another state, is breaking the lease and moving out...I feel like the markets are oversaturated with rentals....  

We let tenant break their lease early with no repercussions.  

Is there a book I can read or a podcast I can listen to that breaks down the steps for a rehab - starting with how to pick a contractor, how to prepare a SOW, what are the steps in the rehab (ie first you fix the roof, foundation , windows and exterior doors and then plumbing, etc.) , what work can be done at the same time (ie plumbing and electrical) etc.   

Break even on cash flow, purchase equity, appreciation?

first tenant ruins the carpet and breaks windows and your property manager sends you a $6K bill 7 months in? 

IMHO, you should at least break even (depending on your state) on your real estate and if you don't then don't move forward.  

I rent 3 of the bedrooms to my college boys and I break even on the mortgage.

The property has since increased 82% in value, we use it frequently as a family for vacations and weekend get aways, greatly minimized my RMD requirement, break even each year on my taxes, etc.

The HOA emails about break-ins frequently, despite a secure parking garage and enhanced security.
