In the event you ever have to use your gun in self defense, no matter how justifiable, you will get arrested and will sit in a cell until your attorney gets you out.

i got a possble buyer for my list..he is out of the kc area and they do full rehab projects..i emailed him and told him that i was a wholesaler and would be moving o the wichita area pretty soon (about 2hrs away from him) asked him if he woud be interested in getting some properties my way..well he emailed me back today with his cell # and told me to call him...now ive never done a deal..never talked to a seller let alone a buyer before so how would you advise me with this?

I think you should move IMHO nothing she is doing sounds outta the ordinary for an upstairs tenant they will drop stuff probably a cell phone.

I have been spoiled by being able to invest from my cell phone for free in the securities market so it really shapes how I look at the risk and responsibility of buying rentals.

I find that cell phones have eliminated the "need" for a lot of things- an intercom is definitely a convenience, but ultimately for me it was completely unnecessary and would have been overkill.

(kid finds a loose outlet and gets shocked, water is too hot and kid gets burned, no anti-tip device on the stove and wild child climbing on it gets crushed, etc etc etc).

It is a different market but you can expand your audience by being able to be downloaded by android device users.....I haven't used Facebook as of yet but creating a group (which as you know is free )  you can discuss and show your deals post pictures and allow others to engage you....the only thing I wouldn't do is advertise we can leave that for bigger pockets for investors and for the general public you can direct them to your webpage.....

In Naples, Florida we are seeing boomer demand accelerating price appreciation currently which is one cell that would be affected in the model.
