Thanks in advance If you spend any measurable amount of time browsing the BP forums you have probably come across a thread or two that was started by a new investor who's having a heck of a time getting a Realtor to work with them in an out of state market.

Browse the forum for "LLC real estate", and you will find dozens of threads where it has been debated to death.

But ironically, my husband was browsing Zillow the day it came on market (w/i 5 hours of posting) and it fit all our criteria.

Even though you may not have all the cash right now this will allow you to start building relationships and if you happen to find a great deal it is a lot easier to find capital, a capital partner or a JV partner when you have a solid deal already than it is to find money when you are just "browsing". 

I was browsing through Realtor.com and Loopnet, but i am sure this isnt the best method.. hoping to learn something from this thread.You can also join a few groups on facebook where they post multi-family homes for sale as well.

I have been trying to learn over the last couple of months through books, podcasts and online MLS browsing.

I'm currently reading a book by Brandon Turner (and browsing Bigger Pockets).
