since you would not have much saving left after financing the purchase option 4 would seem the best way to go This assumes that you really want the new home ,nothing comparable and prices would be higher in spring Option 4 would give you the rental income , cash and so breathing room I would advise an attorney to look over that option for possible pitfalls Good luck

For example, not a good idea to use regular tile on floors (mobile homes "breathe" with temperature and humidity changes), best to use vinyl tiles that have beveled edge and grout with special pre-mixed grout especially made for these tiles or vinyl wood planks that "float" and leave half inch gap at the walls....same with carpet, need to leave half inch gap at walls, otherwise carpet will buckle and need re-stretching.

So unless banks get stupid, and give away mortgages for people who can breathe on a mirror, I don't see much that can be done on the price of homes, they will continue to rise.
