We have couple turnkeys, and couple of BRRRs that we did so far (all are single family residential properties with long-term tenants).We are interested in exploring commercial real estate, and wanted to get all of your help in getting started. 

Interesting idea, but I suspect that would create more problems than it is worth.Most of the leverage you have with a NNN lease is that you are working with a company, presumably one that makes money.

I bought these two houses that were next door to each other with a partner using hard money (3pts, 13% interest, and 1% extension fee every 3 months after the initial 6 month term).

A lot of jurisdictions dislike density, particularly if parking is an issue and mass transit is not readily accessible.
