If you close on the property and then discover the roof is leaking, the main sewer line is nothing but tree roots, really any major expense, that can easily put a borrower in a position where they do not have enough actual cash to solve the problem, so the property loses value due to deferred maintenance, or the borrower digs themselves into more debt, making it even harder to get another loan to cash me out of the equation at that upper 20% of equity.

@Kaira Resch I'm no lawyer, and I don't know what your local laws/regs are for in a situation like this (so, you'll want to do your own homework on that)However, in many leases, I think there are often clauses that terminate the lease if the unit becomes uninhabitable due to some uncontrollable event (like a fire, or a tree falling through the roof).

I do only have one roll of TP per bathroom except the master which gets 2.We also provide a ton (40+) Keurig coffee pods, creamer, sugars, tea, 40+ spices, flour, can of spaghetti sauce and noodles, etc.All that stuff is cheap when you look around.
