IM located in PHX,az and would like to know the name of this deal scenario where buyer agrees to pay off completly sellers loan balance, for example , lets say seller owes $50k on a $350k home buyer agrees to pay seller that $50k and is the new owner of said home.

Owned under our names, bought in 4/2023 for 110,000 (placed 25% down; interest rate 6.625%)  ; current Zestimate of 123,000 (very low appreciation, but currently cash-flowing long-term rental).

Just you keep my name out this okay?

You may need to spend a few hundred dollars to get a lender name change if the new lender requires that, but depending on when you rate locked you may still end up saving money with a new lower rate.
