After some research, it seems that I should be able to find a loan for less than 20-25% down but I'm struggling in finding those loan opportunities.

I struggle finding a decent handyman that has time to work on things. 

Now I understand that many people struggle at this part because they are scared to fail or they feel the time isn't right and honestly I felt that within that time frame of a year but I have failed many times in my life and I wholeheartedly believe the best way to learn is by experiencing it hands on. 

There will be struggle, there will be prosperity.Why can't you refi for 3 years?

As far as motivated sellers you have to get the word out,now i am still struggling in this part but must be persistent, like the old saying persistence reduces resistance.
