Naturally you dont know which is which. i can just see people claiming stolen goods and the like.consult a lawyer and go over every scenario you see happening to decide whats the best route to take.

A lot of their merchandise is run-offs.I've also done quite well with the local supply houses who deal in flooring, drywall, and roofing products.

Hire GC/subs with liability, work comp, commercial auto policies; should include coverage for "projects and completed operations" to cover my cost to bring the property to completion if faulty workmanship, defective materials, carelessness, or accident occurs; covers defects after property is sold; should also cover theft of materials/tools so I'm not out the cost of a stolen pile of 2 x 4s (they buy everything).Questions: Is "Hazard" insurance for fire, wind damage, vandalism, etc. covered in vacant building coverage?

It is just hard to find a cash-flowing building in an Chicago area where I don't get shot, raped and then stolen in same time.

What if pipes are stolen, what if you need a new roof... all the what ifs... when they happen, you learn to roll with punches and move forward!  

Scope of work will include: New roof & rear soffit, self contained HVAC unit, new supply plumbing (stolen copper), new cabinets, updated finishes in the kitchen & house, lots of drywall & paint, and maybe a new window here & there.

I knew they were stolen for copper resell, but didn't know who'd actually be desparate enough to go through all the trouble.
