I could go max out my friends/family/crowdfunding options, but that probably wouldn't get me much beyond 20-30%...Anyhow, let me know if I'm missing something in terms of a strategy that might appeal to this seller.Thanks,-Orion HI Orion,As long as the roofer will give you a roof cert showing it will "certify," for now that will be sufficient but usually the roof is not an issue unless it is announce via written statements on the appraisal or disclosed by the seller through the seller disclosure statement. As for the decking unless its visibly dry rotted with an indication of extreme termite damage that might have spread to the structure of the home you should be fine with a bit of deck damage but it depends on the extent you're referring to.When you refer to the siding, how much damage are you talking about to the siding?

There are three other factor, both very controllable, that also slow or eliminate depreciation:The quality and/or size of the home in the first place;High quality homes use better materials which last longer and look better longer thus increasing the probability the home will hold value.Homes smaller than 16'x80' normally depreciate faster than larger homes because small homes are truly out of fashion (forgive me tiny home advocates) and because smaller manufactured homes look more like "trailers" than a home. The way the land lease community is operated.Well run communities looking to protect the long-term investment of the community over short-term gains almost always stem or slow home depreciation.

@Lou Ruggieri, alternative thinking:-clean basement floor to perfection-waterproof membrane/ couple layers of exterior grade paint (encapsulate any asbestos dust)-exterior grade carpet : because you are up north/cold floors; if flooded, can be taken out, disinfected and hosed out, dried out, replace backalternative thinkhing2:-clean basement floor to perfection-waterproof membrane/ couple layers of exterior grade paint (encapsulate any asbestos dust)-treated 1x1 (as "ribs"/"joists")-lay exterior grade plywood/ost on top of it-floating floor on top of that: preferred here is Allure LVP from home depot, but many available from reputable manufacturers; probably floor needs to be rated for under grade/basementsortile everything and provide rugs + non-slip underpads
