The interior wall surfaces are all tongue and groove boards (cedar), there are visible nicotine stains on the air returns.Every single surface will need to be cleaned in some capacity, but I am left scratching my head at effective solutions.I've found a few anecdotal recommendations about using white vinegar or TrisodiumPhosphate, but when you need to scrub the walls and the ceilings of a 1700+ sqft house that seems pretty daunting and time consuming given that it is tongue and groove.

It's in great condition except the flooring is outdated (but in good condition, minimal wear and stains).

For instance, if the inspector really wants another coat of paint on the already painted walls, ask if it was because he thought the underlying stains or spackle were bleeding through?

For me, my least favorite thing is finding holes punched in walls, blood stains, busted up furniture, interior doors ripped off their hinges, door frames busted and holes kicked in them... like a unit I’m repairing this week where a family with young children had been recently living.
