I think right now you need to set the mentality of being a captain of a ship entering a storm.

If the HOA will not fill out the form, jump ship quick.I would not file any complaints as they won't go anywhere. 

But I'm looking at this and I'm wondering if I'm reading right here, given all the encouragement you're getting from capable people.

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

As far as unintended consequences, I think this could falsely empower folks not to pay their rent, especially those who aren't really financially capable of making catch-up payments, hoping some government entity will bail them out. 

Assuming again that the folks asking these questions are in fact well-capitalized, capable of purchasing property.

The mayor of Oakland wanted to take over a cruise ship to house homeless; Gov Newsom says he will take over hotels to house the homeless-probably including room service and valet parking.

Once they know you are capable and willing they will most likely push your charity and abuse that kind act.

That would be a vast understatement for her tenanting capabilities.

I'm looking for someone that is honest about their capabilities.
