And, you will need multiple reliable tenants over the years you own the property.The best way to always have a reliable tenant occupy your property is to purchase a property that attracts people from a tenant segment with a high concentration of reliable tenants.

Problem is, it returns to the low end as soon as the paint goes bad, meanwhile the major components that were never addressed are a few years older, and that lower-income buyer is stuck with a bad value, when they are the segment of the population that can afford a bad deal the least.So, what I have been working on is targeting the $75k ARV price-point, except fixing the major stuff and skimping on the cosmetic stuff.

The homes that appeal to our target tenant segment are priced between $320,000 and $475,000.

We have been in business for over 15 years, and our services are based on data science and rigorous processes, and a team of experts.We've targeted a narrow segment of tenants that has performed extremely well.

I think it's important to note that you can have a successful investment property anywhere in town, and you should always look at each opportunity on a case-by-case basis.That being said, In most cases I personally target school districts and price segments.
