id charge them for whatever will need to be redone. if their animal is messing with the walls and carpet charge them whatever it will cost to get that redone or refreshed

I also don't agree with "asking" the tenants "what they want to pay"....do a round robin type showing, have apps ready for them to complete, offer refreshments and tell them you will get back to them within 47 hours...let the bidding war commence.Happy Investing
