Personally what I prefer to do is to establish a substantial "doomsday pool" for vacancy, repair, and cap ex that I fund by taking the cash flow and putting it directly in that pot.

You can sweeten the pot by telling them you'll refund the deposit within 24 hours as long as there's no damage to the property, or something to that effect.

Fifty gallon concrete pots with agave/ bouganvilla/ thorny hawthorn/ firethorn/ thorny simlax (invasive maybe not allowed in your location) cactus/ corona de maria/ blackberry/ big spikey plants with a sign that says you are filming anyone who trespasses on the lanai and is being broadcast on youtube.
