is this a relationship that's going somewhere or a business transaction.From a one point of view.. if you can't afford to keep me, you can't afford me..BUSINESS wise,, and from that point alone.. to have a significant other person as a roommate on a month to month lease.Makes Perfect sense if the property is in one name only..,, if he didn't have the $$ to buy they would be leasing somewhere else.. this gives all the benefits of having a rental property.. if  it's properly explained.. from a business , financial reason to do a rental lease, keep track of improvement expenses, be able to deduct expenses on house, depreciation, is a the reason you try and stretch a property to maximize it's potential,   if they breakup.. who cares.. no deposit.. what he got to worry about her names on nothing.. she's free to move out anytime she want's..My daughter purchased a house.. she had the excellent credit ,, he had the cash for down payment.. everything was in her name..

I solved that by emailing them a somewhat canned email (this is a gmail "labs" feature like Shaun mentioned) followup response that also saved me time, and filing it away in a folder I could track.I did a few one on one showings just because I didn't know any better, and couple group showings (open house) at a time that was convenient to me, to save more time and handed each of person a paper rental application on arrival.However, I didn't take a fee or make them apply on the spot, like some people suggested me to do.Rather, what I did was let each applicant know that I'd be using a tenant screening service called Smartmove by Transunion, that they would pay for as the application fee, but I would reimburse them if they ended up being the successful tenants.

Fact; having two forms of ownership, each of which has a single person as the sole beneficiary, is a presumptive badge of fraud under Virginia case law.I maintain; the suggested corporate structure in this particular thread can, and will, come under scrutiny by a court of law if you have an extremely savvy attorney on the other side.
