There's no getting around the high property taxes.. its all high, esp around that area where the school system is top notch/blue ribbon....oh and b/c it's in NJ...

They want to be in the area but their business cannot sustain high per sq ft leases for the top notch locations like the national brands can.If you have an empty space you want a "void analysis" for the highest and best use there tenant wise and rent wise.If it's a mom and pop tenant then make sure they are a "destination" tenant.

Retired a few years ago but top notch.  

The prices are notching their way up and there strong demand for rentals.   

If the neighborhood is less desirable, use less desirable/cheaper finishes but a notch better than the competition.

It's just like any other company you can never spend too much on marketing and I started off as a wholesaler for the last 2 years and marketing for free on craigslist , backpage, and fb worked now I'm a broker so getting deals is the same but I prefer to take it up a notch.
