Hey All,To preface this post, I would like tot say that I am still fairly new to the real estate scene and all of its nuances; so, please excuse my ignorance.When scouting for a new multi family apartment building, I noticed a transaction fee of some percent.It’s always either 1% or 5% - on TenX Commercial - with another number in parentheses.

In reality, there is a lot of collective thought among market participants behind the scenes that goes into determining an appropriate cap rate.

I am fairly new to the real estate scene and have been silently educating myself through BP's forums, webinars, my own reading, podcasts, etc.

I'm on scene.

Well, on the surface that sounds high, but without visibility behind the scenes it's not fair for me to judge. 

A favorite saying of mine comes to mind from a scene in the movie The Music Man.

I can also update the pictures and maybe stage some of the scenes to better target my audience. 

I was at 9th and Spring Garden the other night for an event in a beautifully converted former warehouse with my 15 y.o. son, a few years back, it was a different neighborhood.Word of caution... its tough being the first investor on a block that was last night the scene of a lot of police activity.Good LuckKevin

If @Maya Shirvani, simply names three properties and then sets about negotiating one the other two will probably be long gone by the time her first choice falls through (unless they're really not that good a deal - thats a whole different bad scene).
