I will likely install a security camera.  

One task that MAY be worth doing outside of a standard inspection would be to run a camera down the main drainline of the house to ensure its in good shape at that age.  

We have security cameras in hallways so we can see who picks up the packages.After receiving the complaints we send emails to all residents not to pick anyone else's mail or packages, but we still getting missing package complaints.

We are looking for security cameras that connect via WiFi or phone lines.

When we are doing rehabs we set up trail cameras that take pictures when the motion sensor goes off.

If you have a good attorney, they may be able to file for eviction with cause - if you properly document it.Try using your camera phone to video the tenant refusing entry to do city required repairs.

Again a call to the plumber and this time we ran cameras up the lines with no good news.

If it is multifamily, having cameras outside or in common areas is reasonable.
