I plan on doing a similar remodel in turning a 2bed/1bath home into a 3/2 and modernizing the kitchen.

Personally I think there would be buyers that would prefer a more modern/rustic style with new kitchen and bath, etc. 

I LOVE modern farmstyle houses.We actually own 20 acres and have one ourselves.

Maybe a steam boiler is different from a modern hydro baseboard heating system??

I walk every. single. house. that I offer on. 1- it gets me in the field where the guys behind the laptop won't make it which gives me access to deals that will never show up in a spread sheet or e-mail chain.

Do you use modern accounting software (like Quickbooks) that makes auto-categorizing and segregating expenses trivial?
