@Jay HinrichsThink you're still pretty active on the forums -- this post is coming up on 3 yrs old but have similar aspirations myself - have not completed ground up development but have a good idea on all the steps it takes locally.Jay have you analyzed a deal where you'd put multiple buildings up and just build the apartments in stages --- say one 16 unit building - lease it out - then complete a 2nd etc?

Note that I have a property under contract to sell and the new buyer is getting a rate of 5.375% for non owner occupied with 25% down, 30 yrs.  

I would be seller financing about 400 k after 60k cash DP at 5 percent amortized for 30 yrs.

If you're renovated and have great tenants, 3% of GOI may land you a nice maintenance reserve in 3-5 yrs.

I’m about 5.5 yrs out from retirement and am thinking along the same lines as you.

Can someone provide insights on what does the job market look like and how has it grown in the last few yrs?

If you follow BRRRR, you will do it in 3 yrs conservatively.
