You can then give them a CMA/show some similar comps of what you think the property can go for on the market and how you can help them with that.

In these cases, looking at recent sales of similar properties in the same neighborhood is a better indicator of value.

I checked out a video overview of Pace's yesterday, and he said something similar about agreements.

At your age I lived in 6 different states and found out that I could literally live anywhere, if you're of a similar mindset then I would start with a high-paying job in real estate, then invest in that area by house hacking. 

Make a list of specific properties that are VERY similar to the property you're analyzing (similar SF, beds/bath, amenities, views, location, etc.).
