Appreciate your help.Okay, so a new roof needs to be put on, who pays for that?

We for example, are OK with "Cabin Style" under this brand-new definition - since this issues comes up frequently:Properties with “Cabin Design (Style)” per appraisalreport are eligible if Foundation Walls = Concrete Block Roof Surface = Metal or Shingles Heating = FWA Interior Walls = Drywall or Plaster

I was getting a quote for a roof a few weeks ago and the owner of the company called me and told me I just want you ti know we want your business & if you get a lower bid, we will match it, now the area I’m investing doesn’t have a glut of roofers or anything but he decided he would rather have my business and make less than get no money, I suspect many realtor will follow that same logic.

You will be house hacking, sharing walls, living under the same roof as tenants which has some challenges especially if you are coming from a single family home.

After the initial expense I'm still looking at an older roof, windows, and various other needed updates, not to mention what I haven't found yet.

The ceilings are asbestos, the plumbing needs redoing the roof is about due etc etc.

New metal roof & gutters, new covered porch, new side deck Trex material, new large capacity water heater, new Bluetooth thermostat, new sump pump, new HVAC ducts, new HVAC lines, new LED backlit mirror, new electric wiring for entire house, inspected and up to code, new plumbing is all PEX line plumbing, What made you interested in investing in this type of deal?
