You have clauses in your contract specifically to ensure that if you can't find a buyer, you're not stuck, so a deposit is somewhat counter intuitive.

It didn't make intuitive sense to me as the lake is bigger, closer to Little Rock (easier commute), and the houses were substantially cheaper (though on smaller lots) than Beaverfork Lake.
