I have a very nice friend who wants to lend me money to purchase a property with no interest.Will I have to pay taxes on the private money loan?

I started my real estate adventure by purchasing 2 single family houses in Oklahoma with 2 cousins, mistake #1.

This would be my second purchase in the Pittsburg area.

Now you schedule your purchasing closing assuming the balance on the mortgage is equal to or less then the as-is value. - NOW the seller has to be willing and able to move out before your closing date.  

I’m new to real estate investing and hope to purchase my first property within the next year.

Almost an impossible way to “get started” as you’re going to need full purchase price in cash on hand or a HML willing to instantly fund you.

I like to stay in the working class areas as they make enough to pay the rent and bills, but don't have the financial discipline to save enough to purchase their own home.
