If nothing else, they can be "immersed" (drowned with a fire hose, really) in the lingo, the nature of the business, and a lot aspects of REI they might only encounter "on the path" otherwise.

I don’t think k I would ever try to sell a hose without actual staging.

I usually buy them for about $440, and $50 for the 2 flex hose and 2 sharkbite fittings(one has a ball valve for the cold water feed.

I'm sure many people on the forum have run into similar situations, is this a standard clause or am I potentially getting hosed here.The property does need some work and that is a key factor (it is being purchased at a significant discount and is not producing income) and the fact that my partner is a contractor already is a huge benefit (renovations done nearly at cost).

Why not just leave mecahnical lockboxes on the hose bib (or somewhere out of the way, but fixed) with a key to the property at each location.

Order a third-party property inspection Make sure the property has been rehabbed to turnkey quality that will maximize your cash flow (roof and HVAC updated, ceramic tile it kitchen and bath, vinyl plank hardwood in high traffics areas, durable carpet installed in bedrooms, external fences and buildings addressed during the rehab, supply hoses replaced under the sinks, etc) otherwise your cash flow will go to maintenanceBe skeptical of the one-year tenant warranty.

I'll do valves and hoses under a sink, but when I wanted to convert a single sink vanity to a double, I called in a pro.
