The sale has closed but the seller agreed to pay for the eviction, including the costs of the constable to physically move the tenant if it comes to it.Take all of this into consideration before agreeing to purchase if it is the middle of an eviction.

And if you ever give consideration on something for rent, never do it on the first month's rent - first month, deposit, and last month (if you do this) are always paid in full, and you discount month #2 or something subsequent.
