The sale has closed but the seller agreed to pay for the eviction, including the costs of the constable to physically move the tenant if it comes to it.Take all of this into consideration before agreeing to purchase if it is the middle of an eviction.

And if you ever give consideration on something for rent, never do it on the first month's rent - first month, deposit, and last month (if you do this) are always paid in full, and you discount month #2 or something subsequent.

When I exercise option to sell, does bank take into consideration equity in the property (option price/market value), or would I still need to put down 20% in cash?

@Brian Pulaski I'm not sure I'd be happy to find I paid 10K for 5K cabinets even when I made a considerable profit off the deal.

The spread / margin that flippers and wholesalers required has shrunk considerably-- i.e. 

Doing a flip in Highland Heights for around $180.

It's a very stable market, and despite the permit for construction (residential) has slow down considerably, the price remains very stable.
