What is left after lawn care (tenants should be doing that if it is a single family home, or that should be added to the rent). 

You must be careful because handling tenants is a very stressful process but can yield great returns and if your investment is in the right place you may make a good profit!

Hello All,I have found a few posts on this topic but still hoping for a bit of clarification in regard to this specific situation.I currently have a tenant that is wanting his good friend who is ill to move in with him so that he can take care of him.

Definitely planning on finding a PM after some careful consideration today.

Try to take care of your necessary electrical work before you get to your marketing period.

@Tobi Isaacs  Just be careful here with anyone you talk to regarding the experience side on ground up deals. 

NM is very spotty with crime and drugs so I'd be very careful there.
