If you can, try to insulate between the main level and basement as efficiently as you can to reduce noise between floors.

., no pitbulls, one licensed vehicle on property, no noise, no alterations, no vegetable gardens, BBQ away from house, no pets, etc,.

It can be a good strategy though to warn the tenants that work will be done, and to expect noise and inconveniences that come with that. 

So, I'd suggest keep analyzing properties, read up on more recession-resistant & lower-risk strategies (like house hacking), get your financing/payment method lined up, find a top notch investor-friendly agent, and view as many properties as possible...keep grinding and eventually, opportunities will reveal themselves.Good luck out there!

If something is zoned multi-family, what possible harm can it cause if someone wants to do STR instead of long term provided they follow all the rules regarding trash and noise, etc?
