For sink and faucet, check out habitat restore and appliances you can sometimes get scratch and dent ones or gently used ones.

Some of them are obvious needs (broken windows, moisture, etc).  

Otherwise grease and moisture will screw up the walls.

Ventilation may be inadequate and moisture may accumulate indoors.

That's what I did and my first property was distressed, had moisture/mold, and a leaking roof.

Tenant agrees to clean and dust the Premises on a regular basis and to remove visible moisture accumulation on windows, walls and other surfaces as soon as reasonably possible.

Mostly moisture control and bad prep - sometimes on materials they used (low VOC is more likely to have issues).

Just be gentle about it, as it will be stressful for them to revisit this topic.
