Totally agree , and when a home inspector looks at a house built over 100 years ago and writes a report based on current codes . 

And then I also want to flip in other cities and in the future some rental properties.

But if the lease terms are murky, if renewal conditions aren’t guarenteed, or if the airport authority could dramatically shift the deal down the line, then you should be asking for a discount..or at least some protective clauses in the contract.I’m curious... if you were to step into this kind of leasehold now, how do you think you’d explain the upside to your future buyers or partners when you eventually decide to exit?

I just had a vacancy come up in the middle of a fourplex escrow and the seller had the unit re-rented in under a week for $50/more per month. 6) Yes it's hot, but with individual metering the landlord doesn't foot the electric bill 7) Yes the market is competitive here, but mostly for 3/4 unit properties.

The beauty is that you can easily change your mind on this issue in the future.

If we buy in 25 we could rent it out to others first bc theya re required to stay in a dorm the first year.

For future tenants I would include in lease verbiage around listing property for rent prior to them moving out so you have time to market the property. 

I have a large sum of cash sitting around, and I also have a long term goal of moving into a house for my kids and I, so I'm questioning if I should trying to re-strategize.
