We had a tenant who had snuck one in and she got busted when the owner (who did his own maintenance) was tossing out the garbage over the weekend (no pickup on weekends and he'd throw the garbage bags into the back of his truck to haul to a different property with a dumpster he owned) and he caught the odor and opened up a bag to find rabbit cage sawdust and droppings - and a receipt with the tenant's name on it.She chose to leave, and it took a while to get the smell out of there.

And what is worse, is I talked to the duty Sargent at our local police office today on their non emergency number, and they said its a landlord issue and don't want to get involved unless we can catch them doing it, or we call while the odor is very strong in the building. even then it will not be a high priority for them.

Due to being the same remodel as last year I've projected this remodel to be 6 weeks.  80% of materials are in my garage just waiting till we remove the cat piss odor from the basement.

Yes, I thought that was rather clever :-)  But, seriously, I'm not sure how much it would cost to gut it and get it into the condition required to get top rents, like put in nice laminate flooring, get the odor out, maybe put in new cabinets, paint, doors whatever was damaged, etc., but let's say it costs $10,000.If you are spending $10,000 to get another $250 in rent, $10,000/$250 = 40 months.
