These are not cheap to set up and depository banks have plenty of free money from the fed to seed their investments they don't need to pay to get yours (hence current money market rates).

I did all this research three years ago when I got started as an agent, and those types of programs will literally take all your seed money.

I agree...mainly because of the large percentage of investors here that focus on 1 or more of three things that won't get them there:1 - BRRRR2 - Returns based on % of investment3 - Paying off properties....and not on the three most important things that can get them there:1 - Understanding what cost to the REI really is, and the importance of recovering it FAST2 - The difference between spending and using their "seed money", and applying the power of compounding to it3 - NEVER doing any deal with negative CF

Here are the steps:1 - Flip the $250k seed money over a 4 month period, sith a return of 10% (so you started with $250k...and 4 months later, you're at $275k.2 - Repeat step #1, with the additional $25k, same return and time period.3 - Repeat Step #2, including the profit...same return and time period.4 - Add the $30k to the total from the flip in Step $3, and invest it all again...same return, same time period.5 - Repeat steps 1 - 4, 5 times (equals a 6 year period) and you should have a total of around $1.77M (gotta love the power of compounding...)6 - Take the cash, and buy a NNN('s) for cash, at a 8.5 CAP, and you have just over $150k in cash flow/year.

And if so, when paying the upfront taxes on the $100k would I be able to use separate funds so as to not diminish this $100k seed money or would the tax be taken out of the $100k?
