Hi All -I would still consider myself a bit of a rookie, but I have been investing now for about 3 years.I currently own an 11 unit RV Park in which I own all of the units and rent them out.I have successfully completed a BRRR in Alabama with $4K left in the deal, and I am in the process of completing my first two SFH Fix & Flips in Detroit, Michigan.I am looking to build out a potential buyers list, JV partners, and just network in general with like-minded people. 

100% you should chalk this up to a lesson learned and fix your process to make it better in the future.I tend to remind myself that your tenant is in a situation worse than yours. 

I'm sure many find it unpleasant to have people come in even if its to fix things.

Tax benefits are great, and the ability to extract equity without selling is very beneficial when trying to scale.You don't have to BRRRR, you an always buy an apartment, fix it and flip it.

They allowed the tenants to breach their contract on multiple occasions.

You used that 285k to buy your current primary residence and fix it up.
