@Karolina Powell Have you considered a refi or a HELOC on any of the existing properties that would only take some of your equity and still allow for some cash flow?

I bought here because it is an established STR market with existing regulations.

I’m sure they exist somewhere, but the vast majority of small businesses just don’t generate the income nor the margins to hire the quality of people nor the specialized skills needed to produce without the involvement of the owner willing to wear many different hats, pick up the slack where needed, and work the hours necessary to make the business a success. 

I've been sorting out 24-1098 with existing leases at my job, where it's created some difficult knots to untangle with the timing of affordable housing tenant recertifications and the offer/notice timelines.But that aside, the law just imposes more formality on lease enforcement, whether or not it comes to a forcible eviction.

Maybe what I'm looking for doesn't exist.. but just consider that even if you tell me a couple of places that are at least open to STRs you'd be helping. 

Many Renovation Builders Risk policies will only write Actual Cash Value for the existing structure.Lastly, policies differ on what is covered (called Perils in the industy).

I have considered leveraging equity out of my existing properties to expand, but am not sure how it would work.

Seller finance deals work when one of the following situations is present1- property can’t be financed with institutional financing usually because property is vacant (commercial property) or in bad condition2- seller will only accept an above market price for the property and by offering seller financing opens the universe of potential buyers to include people who wouldn’t qualify for financing3- seller is able to obtain a “piece of the action” from a buyer rehabbing the property and hence ultimately obtain a higher price.4- the seller has an existing low interest rate mortgage and wants to “wrap” the existing mortgage into a seller financed higher rate mortgage and pocket the differential 5- property is an investment property, seller has a low basis in the property because of depreciation, and wants to spread out the taxes due.Are you thinking of trying to purchase with 100% seller financing, or are you able to /willing to offer a down payment of say 10-20% .
