It kicks in when the limits of the underlying Liability policy are exhausted in a claim. 

It takes a while, but that's the cool thing too about BP, it never exhausts itself because there are soo many awesome people to meet and things to learn.I hope to meet you for coffee some day.

Hello All,My computer processor has been completely exhausted trying to help me determine whether my conclusion is valid in regards to investing in Maryland (Montgomery, Prince George's, Anne Arundel, Baltimore Counties, etc).

Exhausting just reading this thread, sort of reminded me of watching an episode of "Shameless".

Others do better sleeping until 7 AM, drinking coffee while reading Bigger Pockets, listening to podcasts on the way to work and not being exhausted. 

So in this case, I have to bring $70,000 PLUS closing costs (which I don't have).I'm looking to flip a property and I feel I have exhausted all my options.

I have read exhaustively (almost obsessively) about getting started and breaking into the world of commercial real estate.

Another way to think about it would be your pushing a bolder uphill, step by step you make progress but it can be exhausting, eventually you get to the top and the bolder starts rolling down the other side and things get much easier. 

The one positive aspect was they paid me fast, but after I had to do THEIR job repeatedly and exhaustively (I had to find and call SIX repair companies bc no one would touch a home warranty job apparently) bc I never heard from the ONE they “provided”, even after calling this alleged repair “company” myself after not hearing from them for over 24 hours!
