I recently left an employer where I had a significant 401K balance.

People elect to be taxed as S Corp to save on self employment taxes, but rental income are inherently not subject to SE tax, thus S election is not needed.S Corp also complicates the transaction if you ever want to sale. 

loleven tried liquidating my $16k work tractor to get funds to refi.i already maxed my credit card on rehabs. self employed but net tax revenues are avg of $2500 month for last 2 yrs. but with 2 moves,  in last 6 months, and focus onto real estate less coming in. 

My husband’s employer moved us right about at the one year mark of owning it, 163 miles away.

I currently won't qualify, because I don't have $75k in equity or down payment and I have only been self employed in this industry for less than 6 months.

That is what I've done with my personal properties and what I've done for my employer when they took over a 476 unit complex.

Any main industries providing consistent employment for tenants and attracting folks off the west coast? 

I still have lots of credit card debt from when I was self-employed.

Also, since I am self employed and over 59 1/2 is there any advantage to doing this in a Roth 401(k) or Roth SDIRA?
