@Nate Watkins  Not sure why you would say Oregon tax's are real high as they are not.. not the lowest but certainly not the highest .. my tax's are about 1.1% of Market value. downtown PDX is the highest in the state then everything else gets lower. you get out in the country and rates are very low..

I heard Bill Murray's group is building a development near downtown Charleston using containers, a high rent area, which may be the sweet spot for this product, vs the country where folks can buy a brick ranch home for $50,000.One advantage I see is stack-ability: if you can get around 3-5 units high, that could offer nice benefits on tough/tight sites.

The wonderful thing that HAS happened in Fort Pierce is the downtown area on the intracoastal waterway has all been redone and the beaches are pretty great.

Toll roads to downtown, so traffic (while still sucking pretty badly) isn't suicide-inducing.There's lots of growth down south (288, NASA area) but, again, not all that scenic.
