Save up your money another downturn is coming.Automation and the internet are gonna kill a lot of jobs and entire industries, A lot of people are entirely dependent upon their stock market 401K or pensions (Some of the funds will never be able to pay up) for their income, the country is $20 Trillion in debt and no one can agree on anything, the healthcare system is in a state of complete debacle, we have recently seen 3 major disasters hit our soil (Houston, Florida and Puerto Rico - Puerto Rico was already broke and now they need more money because they are even more broke than they were before) - Our government and most of it's people are still operating on an economic system which was designed 90 years ago (3 generations) which will no longer function as we go forward -  Interest rates have to go up eventually which means more expensive money, Let's not forget the tax thing (We had a 94% income tax rate and they confiscated gold during the great depression)  etc, etc, fill in the blankNow I don't want to be a Negative Nancy or a Debbie Downer but someone has to survive the next downturn to pick up the pieces.

Definitely some good insights to think through.Something I did start considering is to pay down the mortgage and if there is another correction to take out a second line of credit at a lower interest rate, which can then fund other investment opportunities in a depressed market.

Clearly, real estate prices would be depressed at that time much as they are in Fukishima from the earthquake/tsunami nuclear meltdown.

I'd read about assisted living before but until I met him never thought it was possible I could get into the field.So fast forward some more and a little more background, I'm still working on correcting my attitude, and as luck would have it my wife has been working in the assisted living/skilled nursing/group home setting as a front line grunt level employee ever since I'd met her in 2012 (grunt is said with the utmost respect - she worked hard) so I started to bounce things off of her.Keep in touch with fellow re investor - agreement is reached that I can travel out of state and shadow his assisted living ceo for a week...did so March 2017 and learned a ton.More depressing things happen at my job April 2017 so upset with w2 job and all the negativity in the industry I was in.... one night I'm carousing re for sale listings, business listings etc and find this business newly listed for sale on an obscure bus website.

The purchase prices look great, but the ADR is depressed a bit because there are so many hotels, resorts, and purpose built vacation rental communities.
