because of it being a very good friend I explained to him I found him a buyer and I will help along the way with closing and my friend told me If I flip it he didn't care as long as he got the $ we agreed on.original purchase price $60,000wholesale fee           $15,000 - $400 for dinner and drinks with my Friend!!!!!!!

In summary, So Cal will always be the best place to live in the USA (except for traffic, smog, no way to go out to dinner without a 1 hr wait for a table, road rage, taxes, asset bubbles and flakey people).

But as I said I know of a case of a couple that had high income just didn't hold the jobs for long, routinely late on payments and knew which would be reported or not, always a week away from eviction but knows money talks, they are not section 8 so don't care, their credit score is over 700 just doesn't believe rent should come before a dinner out, they had a notice to quit but paid up by due date,  it is family (cringe) and I would never rent to them but if they want ac or granite would gladly be one that paid higher for it.

family life plays a big part in this thought process.think of the threads that say my sig other won't let me invest.pay check, home at 5 for dinner,  kids soccer game on sat.and make no mistake about it.. real estate is RISKY .. many people lose their butts at it.You just don't see those folks posting about it on BP.. what you see here is every one posting their success stories not their failures.. ( some do but not many) Like when their tenant trash's their rental and 5 years of cash flow went poof... or flipper lost 30k on a flip.
