I went to move forward on the deal, and the day we reached out to the other agent to proceed we were notified a church bought the property - and that was it for my deal.Although this deal cost me nothing but a few months of due diligence, I learned that you need to move forward if your gut feeling tells you so.

I was thinking about offering(free or low cost) one of the 4 vacant commercial spaces to a Church or PAL for a year or two.

I've seen a number of properties boarded up in Church Street, Grant Street, and Winowkee Street. 

I live in the south, and the majority of people in this area will barely allow me in their living room (not the same as up north), but let alone to get to the segment of the population that are experienced, AND willing to bring me on - that's a major problem, and its a disservice to overlook that this can be downright impossible if we just go with the regular go to church, REIA meetings.
