Close to First Wholesale Deals

I actually hosted a viewing last Friday from 11-1. I had a gentleman show up right at 11 and wanted the property. He signed my assignment form ( which I believe I downloaded the one @Jerry Puckett had listed on BP files) and put down a $500 deposit. Everything was turned into Title on Friday. I also had a few others look at the property and gave me verbal back-up offers. Purchase price $8500 and Re-Sell price $10,500 for a $2000 assignment fee. We should be closing next Friday.

This will be my first wholesale deal. I have another property with a verbal agreement with the Seller and a verbal agreement with a buyer. Sending over the contract to the seller tonight and the buyer is just waiting to see if it passes a septic inspection before he signs. I will net $6k on that one.

At this point I am giving 10 % to my church, setting aside 20% for taxes, and just putting the majority of the rest of it back into marketing. Right now I am still stuffing my own envelopes but I will be looking to outsource that soon.
