If you plan on buying additional property, you should indeed go on more calls to assess and meet the repair person so that you understand the problems as they arise.  

In addition, you can even organize any fix-and-flips and buy-and-hold inventory. 

(And I would tell you to not buy a property that doesn't cash flow unless you have significant resources behind you that could absorb anything that could come at you - like replacing a $5,000 AC one month followed by replacing a $1,000 hot water heater the next).

I do not know what their price tag is, buy Kohler (Mark Kohler) and his company set up trusts and they are VERY AFFORDABLE and do great work.
