-i tell everyone who walks through that I’ll email them the application link and explain details of the application process-EVERYONE who walks through gets an email thanking them with a link to the application (anti-discrimination)-I use Cozy for the application, but there are others that do it for you.

You'll want to google Nj anti eviction act to see the various reasons someones tenancy can be terminated and the required notice periods.Your best bet is if tenant leaves voluntarily at end of lease and hence no notice required on your side.
