Jet Smarter is aggregating seats. not all flights you can get the 500.00 bucks on many are 5,500 one way  :)  but you watch the app and pick the right flight and sometimes they are free sometimes 500.00 some times 5,500 and passengers are 5,500.. that's Vegas to NYC one way on the G4  hop to LA much less.

At the end of 5 years your return on the market appreciation is aggregate 250% (just over 20% annual) and the property has significant positive cash flow (market appreciation led to rent appreciation).  10 such properties would provide significant wealth and cash flow.What I do not see is that non-commercial, high cash flow, virtually 0 appreciation markets can scale to allow significant wealth accumulation.

I have a clause in my lease that says that if the tenant asks for more than $200 in aggregate improvements then I have the right to renegotiate rent.

We still have 9% outstanding rent for May, which is actually a slight improvement over April, even though everyone seemed to think May would see some of the worst rent collection.You've got to remember they are taking data from across the entire country and at all price points and aggregating it together.

But, for example, if someone owns a property in Baltimore and one property in DC, running a tax database search on only one of those cities websites is only going to show their Baltimore properties.Is there a tax-database search that aggregates all these sites?

They aggregate wholesale deals and private lenders, and use algorithms to find properties that are (supposedly) below market, or have had big price drops.
