Something else I find helpful in situations like this is remember who you're dealing with -- you might have to explain/re-explain things that you'd think every adult would understand.

I only respond to the ones that do the complete application and the background check for every adult. 

In addition to the academic experience, it is an initiation for many components of adult  life. 

You should always screen every adult residing in the property, even if they don't pay rent.

You've got the rest of your life to be an adult.

If my 17-year-old can get a full-time job making $12 an hour in a small Wyoming town, I'm pretty sure there are jobs available for adults in Florida that would allow your tenants to at least pay $100 a week and keep them from getting too far behind.
